photo, and know exactly what commission you are willing to pay

How does the photo get attached to my listing? Answer:
You have a choice of taking your own or an MLS-employed photographer
can take the photo. We recommend that
you email us a picture of your home because we can upload
it to the listing faster and you get to pick a photo you like.
The MLS-employed photographer will take
a quick photo from the street and automatically upload
it to your listing, generally in the first week of the listing.
Will agents avoid my listing because I am saving so
much money? Realtors want to find a home that meets
their buyers needs as quickly as possible and as long as they
get paid a competitive commission for bringing the buyer. It
is extremely rare that an agent would refuse to show your home
if you contractually agreed to pay them a competitive commission.
There may be a small number that violate
the Code of Ethics but it is extremely rare. In general..
the MLS listing does not tell them how much you are paying to
list your home.. Only what you are offering to pay the agent
who brings the buyer, so the agent won't know how much you are
saving.
Do I need to come to your office to be listed?
Answer: No, you do not have to visit our office to get listed.
Our services are set up to maximize your convenience. The necessary
paperwork can be emailed, faxed, or mailed both ways so there
is no travel, appointment, or time-consuming meeting necessary
to get listed.

Some areas have two listing services.
We will list your house in both the MLS and FMLS.
You need both to sell your home! These databases are the fundamental
way a house is advertised in your area by Realtors®
1. GAMLS –
The multiple listing service in the past primarily covered the
south side of Atlanta but now located
all over the metro area. GAMLS is growing strong on the north
side of Atlanta. Many agents on the north side are using this
service primarily.
2. FMLS –
The multiple listing service in the past primarily covered a
territory north of I-20 that has
now grown to overlap the GAMLS. It is because of this expansion
that it has become almost impossible to predict what database
a buyer agent will search from. Both services
are essential.
* There is a
0.12% fee due to the F.M.L.S (at
closing) for all properties listed in their database!
The 0.12% fee is paid directly to the FMLS at closing and not
paid to For-Sale-By-Owner-Atlanta. F.M.L.S listing is mandatory
for the following counties: Bartow, Cherokee, Cobb, Dawson,
DeKalb, Douglas, Forsyth, Fulton (North of I-20), Gordon, Gwinnett,
Hall, Lumpkin, Paulding and Pickens.

price is $100,000
- The fee due FMLS at closing would be $120
(100,000 x 0.0012)
