How does the Photos get attached to my Listing? Answer:
Photos of the exterior and interior of your home will be taken
by your Solid Source Realty agent during the initial listing
appointment. You can also Submit your favorite photos to Solid
Source Realty for upload to listing at anytime. ALL photos must
be HORIZONTAL shots - vertical shots will appear distorted on
the M.L.S listing.
Solid Source Realty can display upto 12 photos on your FMLS
listing and upto 16 photos on your Georgia MLS listing (FREE
of charge to you). These are the maximum number of photos
allowed by the multiple listing services.
Will agents avoid my listing because I am saving so
much money? Realtors want to find a home that meets
their buyers needs as quickly as possible and as long as they
get paid a competitive commission for bringing the Buyer. It
is extremely rare that an agent would refuse to show your home
if you contractually agreed to pay them a competitive commission.
There may be a small number that violate
the Code of Ethics but it is extremely rare. In general..
the MLS listing does not tell them how much you are paying to
list your home.. Only what you are offering to pay the agent
who brings a buyer, so the agent won't know how much you are
saving on the listing side.

Solid Source Realty will list house in your areas MLS database.
Some areas have two listing services.
We will list your house in both the MLS and FMLS.
You need both to sell your home! These databases are the fundamental
way a house is advertised in your area by Realtors®
1. GAMLS –
The multiple listing service in the past primarily covered the
south side of Atlanta but now located
all over the metro area. GAMLS is growing strong on the north
side of Atlanta. Many agents on the north side are using this
service primarily.
2. FMLS –
The multiple listing service in the past primarily covered a
territory north of I-20 that has
now grown to overlap the GAMLS. It is because of this expansion
that it has become almost impossible to predict what database
a buyer agent will search from. Both services
are essential.
* There is a
0.12% fee due to the F.M.L.S (at
closing) for all properties listed in their database!
The 0.12% fee is paid directly to the F.M.L.S at closing and
not paid to Solid Source Realty, Inc. FMLS listing are mandatory
for the following counties: Bartow, Cherokee, Cobb, Dawson,
Dekalb, Douglas, Forsyth, Fulton (North of I-20), Gordon, Gwinnett,
Hall, Lumpkin, Paulding and Pickens.
* If the sale
price is $100,000
- The fee due FMLS at closing would be $120
(100,000 x 0.0012)
3. We consider
our $295.00 upfront flat fee as payment to advertise your property.
At closing
we charge a small fee of .0033 of your sales price to handle
ALL Negotiations and Paperwork.
BOTTOM LINE
Full service real estate is still important. We strongly suggest
that you look at all options before making a decision. Our
Flat Fee M.L.S service is not for everyone. We are
here to give you more choices in a very competitive Atlanta
Real Estate market. Our M.L.S services is suitable for more
experienced home sellers who have time and understanding to
do some of the work themselves with the support of an experienced
realtor to back them up. Real estate is a cut-throat business
and Realtors are always hungry. Our flat fee M.L.S provides
a great opportunity to offer an extra commission (4%)
for Buyers agents to entice them to show your home and still
Save thousands. You can opt to reduce asking price since (price)
is the Strongest Factor for Selling a home or you can simply
