Description: About 7 years ago we bought this lovely brick ranch in a quiet neighborhood. It was a model home in “Blueberry Hills” an upscale area within the city limits of Gainesville. A free standing double carport also has an art studio/hobby room and off-street parking for RV or boat. Location, location, location: All nearby homes are brick with large outstanding yards kept by neighbors who try hard to outdo each other with immaculate lawns. My wife Bonita is a Master Gardener and an artist. She wisely planted shrubs on the steep part near the street and we have a small lawn of drought resistant Bermuda grass that is easily cut in 30 minutes. Berry bushes, fruit trees, vegetables, herb gardens are near the small fish pond she built in our back yard. We are less than 3 miles to N.E. Ga. Medical Center that serves Ga., N.C., S.C. patients. Breneau University and Gainesville College are also close. Under 2 miles to malls, Wal-mart, drug stores, Publix, and a host of nice ethnic restaurants. Walk less than 1 mile to parks, pavilions, tennis courts, walking trails with covered bridges and streams. An easy walk to Lake Lanier.

The city manager lives diagonally across the street and we get real prompt response to any requests for services. Educators, medical professionals, artists, engineers, and retired live in these nice quiet all brick homes.

Some small empty lots about 1/2 mile from us are now selling for over $120k. Many have restrictions on size and type and most all new buildings are two story. Perhaps the developers think that people will never get old and want to live and enjoy life only on one ground floor.

Our kitchen is best described as “newly re-manufactured“. We started to put in new cabinets and then realized the old wood is better than some of the new. An incredible amount of work produces a “Wow!” response when first seen. New ceramic tile floor, Maytag wall oven, dishwasher, Microwave, new Kohler sink, new disposal, double door ice/water in door refrigerator, halogen ceiling lights, formica (not contact paper) draw and cabinet liners.

New 5’ patio door leads east to very private secure fenced back yard. The designer table sits 2 or 4 and has a view of the yard and the birds and chipmunks we know. A new 5’ 30 lite French door opens west to the in-law suite allowing optional use as a “party kitchen”.

The wood beam den with masonry fireplace has ceramic tile floor and leads to a sunroom with 17 windows on the east side of the house and shaded from afternoon sun by the house. We have ceramic tile in the hall and all three bathrooms. Berber carpet is in the living room and two bedrooms. The master bedroom has new remote controlled lights and ceiling fan.Bonita wanted vinyl in one of the bedroom used as an art studio. It has three windows for daylight. 8” Presidential crown molding is in all bedrooms and the living room.

The in-law suite has a large bedroom with remote controlled lights and ceiling fan, small kitchen, microwave, refrigerator and extra wall cabinets. Shower with seats, no scald control valve, elevated commode, grab bars, lever handles, planned for mobility. There is also a small “therapy room” for massage, music, or could be used as a bedroom or computer room. It has private entrance, bath, kitchen, income potential. We have reliable high speed internet throughout the home.

We put in a new roof, gutters, downspouts, and vinyl siding for low maintenance exterior. We put in a new whole house high efficiency air conditioner and a new gas furnace. We put in a new wall a/c in the in-law suite but it is rarely used as not needed. We have R-30+ in the attic. New cultured marble bath counter and vanity with ten draws/storage cabinets and 3 medicine cabinets. New pedestal sink, new ceramic tile floors, new large oval medicine cabinet in another bath. Grab bars in all tubs.

The attic has two pull down staircases and there is plenty of space for storage of things you shouldn’t keep in the first place. There is also attic storage over the carport. We have a recent wood infestation inspection letter needed for closing. We have never had any water or termite problems due to the way this house was built. This is not a flood or hurricane prone area. We believe all the information given is correct and accurate but we do not warrant it and offer no guarantees or warranties with any appliances or with the house. With all of the money spent in upgrades why would we want to leave this beautiful place?

We really don’t, but while we were busy making everything lovely and comfortable old age and health issues appeared and now we must downsize once again. The selling price of our home depends on when sold as ongoing upgrades are very expensive. A deposit will allow the new owner choices in colors, etc. We can wait for a new buyer to sell an existing property. We may offer some owner financing. Will consider land trade in.
